5 Waterproofing Coating Types for Homes & Commercial Buildings

The right waterproofing coating can save you money on repairs and extend the life of your roof. But when selecting a product, you need to think about how long you plan to use it, whether you’re planning to install it yourself, and how much maintenance will be required.

Waterproofing is the process of preventing the penetration of water into the inner portions of a structure. Waterproofing can be done to prevent moisture from entering a building or to protect electronics and other sensitive equipment from moisture. There are several ways to waterproof a building, but perhaps the most common method is to apply a coating to the exterior. Coatings are applied with a spray gun, roller, or rollers, and they’re often applied in layers to create a more durable product.

Polyurethane Foam Coatings

There are two main types of waterproofing coatings used today: polyurethane foam coatings and epoxy resins. Both offer benefits and drawbacks, so it’s important to understand what each type offers before making a decision.

Epoxy Resins

Epoxy resin coatings are typically applied as an exterior finish. They provide excellent protection against water intrusion and rot, and they’re also resistant to mildew and mold growth. However, they require multiple coats and curing times, and they aren’t suitable for interior applications.

Polyurethane foam coatINGS are typically applied as an interior finish. They provide excellent insulation properties and sound reduction, and they’re also very durable. However, they do not provide any resistance to moisture penetration, and they must be sealed with a separate sealant.

Latex Paint

If you’re looking for a cost-effective solution for protecting your home’s exterior surfaces, latex paint is probably the best choice. It provides good coverage, has low maintenance requirements, and is easy to apply.

Silicone Sealants

While silicone sealant is often used as an alternative to latex paint, it isn’t necessarily better than latex paint. In fact, some people prefer latex paint because it offers superior protection against water damage. However, silicone sealant does offer several advantages over latex paint.

Waterproofing Membranes

A membrane is a thin layer of material that’s applied directly to the surface of a structure. It’s typically made out of polyethylene, vinyl, or other materials. These membranes are designed to protect the underlying substrate from moisture penetration. They’re also very easy to apply and remove.

Silicone sealants are thicker coatings that are applied to the exterior surfaces of structures. They’re usually made with silicones, acrylics, urethane, epoxies, or other resins. They provide excellent protection against water intrusion and are much easier to maintain than membranes.
